Webinar Summary: Loan modifications are an essential and valuable tool to assist both lenders and borrowers as they adjust to the numerous changes that could occur over time. Whether an additional influx of capital, or an extension of the repayment terms, a properly executed loan modification works as a way for the lender to retain priority while adjusting to the economic demands of the borrower. In this webinar we will review the lenders policy and focus on how a modification may negatively impact the lender’s priority and loan policy. Additionally, we will look at various endorsements which are available to alleviate this risk. Frank will allow time at the end of the presentation for Q&A.

About the Presenter: Frank Tortora joined the Corporate Legal and Underwriting Services Department of Investors Title in 2013. Prior to joining Investors Title, he was an associate at a firm in Raleigh, North Carolina where he practiced corporate, estate, residential, and commercial real estate law for six years. Mr. Tortora holds a Bachelor of Arts degree from the University of North Carolina at Chapel Hill and a Juris Doctor, cum laude from the Columbus School of Law at Catholic University of America in Washington, D.C.

Patricia Wolak small A Little Background About Our Speaker

Patricia Wolak was born in Milwaukee, Wisconsin. Before joining ITIC she worked for various mortgage companies. In 1977, she began with Investors Title Agencies as a branch manager and in 1988 took the new position of Manager of Agency Operations for eleven North Carolina locations. In 1992 she served as Vice President of Underwriting Operations, supervising twenty-one North Carolina branch offices with approximately one hundred employees, all processing title insurance policies totaling over $9,000,000.00 in 1993. In the mid 1990's, Patricia supervised the Underwriting Support Unit that supports the Company's entire agency system. In 2001 Patricia was promoted to Senior Vice President of National Markets and oversees the Company's agent program in many states. Patricia is also a certified CE instructor for the state of Virginia and holds title licenses for many states.

Carol has contributed to North Carolina Lawyers Weekly and has conducted numerous seminars for attorneys, realtors, and CPAs. Carol joined Investors Title in 1997, where she now serves as Executive Vice President of Investors Title Exchange Corporation (ITEC), and as Claims Counsel for Investors Title Insurance Company (ITIC). Carol is a member of the tax and real property sections of the North Carolina Bar Association. She is also a member of the Federation of Exchange Accommodators (FEA), Triangle Commercial Real Estate Women (TCREW), Wake County Real Property Lawyers Association (WCRPLA), and serves on the Board of Directors for the TCF Real Estate Foundation, a non-profit organization.

For lending institutions, environmental risk is an important consideration in evaluating environmentaloverall credit risk. Environmental issues can (among other concerns) impact borrower financial stability, limit property use and development, disrupt site access, create bodily and property injury liability associated with the collateral or other properties, and damage a bank's reputation, brand and image.

There are ways banks can assess and limit exposure to environmental risk associated with collateral, including proper site assessment, lender liability protections and programs, and contractual agreements.

She can help you comply with federal and state regulations and guide you through the permitting process. She has also worked on issues regarding waste management issues, all appropriate inquiry in real estate transactions, and environmental litigation. Lynne also has experience in general complex litigation, energy, local government and land use, government affairs, and animal law matters.

Lynne has been recognized for her accomplishments in her environmental law practice by several publications. She has been named a Virginia Leading Lawyer in Environmental Law by Chambers USA and a Virginia "Rising Star" in Environmental & Natural Resources by Virginia Super Lawyers. She was also given the 2009 James C. Roberts Outstanding Achievement in Pro Bono Award. In 2011, she served on the Department of Environmental Quality's Combustion Regulatory Advisory Panel.

As the current Training Director at Investors Title, David manages training programs designed to educate real estate professionals on the purpose of title insurance and its role in a real estate transaction, policy forms and available coverages, and underwriting practices used to provide insureds with the best possible title insurance coverage. David delivers training courses that range from introductory topics relating to title insurance and underwriting to commercial underwriting certification courses to educational seminars for real estate partners.

David has held a variety of positions during his 14 year career with Investors Title. As an Underwriting Support Representative, he supported the issuing offices in the entire Investors Title footprint by fielding high volumes of underwriting and risk related questions and by providing solutions for resolving title issues to ensure smooth real estate closings. As Underwriting Auditor for the Company, David reviewed the practices of title agencies to ensure that policies and guidelines were properly implemented. And as an Operations Representative in numerous states, David managed the day-to-day operations of several agencies.

David graduated from Adelphi University with a Bachelor's Degree in History and is a Licensed Title Insurance Underwriter.

Prior to joining the Virginia Bankers Association, John worked for Willis of Virginia as an Employee Benefits Sales Executive and for Genworth Financial as a Sales Analyst. His key responsibilities at Willis were to ensure that company's benefit programs were current, competitive, and in compliance with all legal requirements. He analyzed statistical data and reports to identify and determine causes of healthcare cost drivers. At Genworth, he organized qualitative information and data to identify sales strategies for the Group Long Term Care market.

John graduated from James Madison University (JMU) with both his Bachelor's and Master's in Business Administration. He also holds a Virginia Life and Health Insurance License.
